The following is information is the procedure for our Sheriff Sales. Please make the necessary changes in your records.
The sheriff is Thomas J. Grills, we will no longer accept documents with any other name, including Sale Notices, Deeds, and Sales Disclosures.
Our mailing address is P.O. Box 686, physical address is 210 N. Monroe St. Please make sure the sale location on your notices is our physical address.
We will not accept any documents by electronic mail or fax. All documents must be original.
All fees, including sale costs, recording fee and transfer fee must be paid at the time of the sale or before. Deeds will not be recorded unless the Recorder and Auditor fees are included.
Sale cost is $63.00. Payable to the Ripley County Sheriff.
Recording fee is $16.00 for the first page, $2.00 for each additional page. Payable to the Ripley County Recorder.
Transfer fee is $5.00. Payable to the Ripley County Auditor.
You must provide the Sheriff’s office with a copy of your proof of publication prior to the sale.
Your Notice of Sale must include a disclaimer stating the Sheriff is not responsible for accuracy of address and property description.
The Sheriff does not disburse funds. The Clerk’s office is responsible for this part of the sale. Also, the Sheriff is not responsible for publication, your Return on Sale or Clerk’s Return should read that the notice was posted and served by the Sheriff but published by the attorney.
All bids must be received by the sheriff’s office by 4:00 pm at least 48 hours prior to sale date or a representative must be present at time of sale. You are responsible for ensuring that we have received your faxed bid. If we do not have a faxed bid or representative present, the sale will continue regardless.
Sale cancellations must be received by 9:00 am on sale date. Cancellations are accepted by fax. We will not accept a verbal cancellation, documentation must be provided. Sale costs must also be paid for cancellations.
Deeds will be held until property taxes, if due, are paid in full. Deeds will also be held until sale costs are paid in full.
Sale results will be available from 1:00-3:00 pm, day of sale.
If your property is sold to a third party, we will notify you with the
deed information after the party has paid for the property.
